Rising above the prestigious area of Za’abeel, One Za’abeel is an ultra-luxury 2-tower development by Kerzner International in partnership with Ithra Dubai. Set to become another stunning landmark in the heart of the city, the long-awaited project will encompass 398,364 sq. ft. of premium office spaces, a 129,166 sq. ft. retail podium, as well as 2,500 parking spaces. The One Za’abeel project was launched back in 2017.

The first tower comprises 57 floors and is called The Residences, as the building features 264 residential properties, including 1–3 bedroom simplexes and 2 bedroom duplexes which will be situated on the upper floors (32-57). The residences range in size from a generous 1,150 sq. ft to 3,000 sq. ft. Property owners will be able to benefit from private balconies, which will overlook DIFC/Burj Khalifa/Zaabeel/The Dubai Frame, depending on which way the apartment is facing.

The second tower is set to become the world’s first One&Only urban (vertical) resort which will have 314 luxury guest rooms, 90 ultra-luxury suites and 94 One&Only Private Homes (serviced) in 1–2 bedroom configurations. The living areas of residences in this building ranges from 857 sq. ft to 1,540 sq. ft. In addition to regular living and dining spaces, each exquisite apartment features a lounge and a balcony for the utmost convenience of its occupants. The hospitality section of the project will be operated by the One&Only hotel brand.
